Description: Downtown Silver Spring envisions Silver Spring as a traditional commercial and civic urban center. The developer plans to implement the following on the 22.5 acre site:

Office ( 228,931)
Retail, restaurant and multiplex cinema space, and the American Film Institute (507,340 sq.ft.)
Renovation of the historic Silver Theatre
Hotel (242 rooms)
Civic Building (41,986 sq.ft.proposed)
Multifamily Housing units (222 dwelling units)
Parking Facilities(3,903 spaces subject to amendment)
Public use space, including the Silver Plaza and Town Square


The Wayne Avenue garage and the Town Center Garage are open and the Majestic multiplex cinema opened in May 2004. Borders opened "unofficially"in August 2004 and "officially" on September 18. The new office building on Georgia Avenue is leased and the Marriott Courtyard hotel is open for business. The DSW shoe warehouse opened in summer 2006.
The recently approved site plan covers the proposed civic building, veterans memorial, ice skating rink and a hardscaped plaza. The artificial turf currently on the site will be removed.

Opportunities for Public Participation:
The Planning Board conducted a public hearing on June 21, 2007 regarding the site plan amendment for the proposed civic building and town square (including the veterans memorial).

Planning Board Action:
On June 21, 2007 the Planning Board approved site plan #81999002G for the civic building and town square. On July 13, 2006 the Planning Board approved the following amendments to provide for the residential phase: Preliminary plan amendment 11998107B; Project plan amendment 91998005B; and Site plan 81999002F.
